MAIN LINE REALTOR SPOTLIGHT

David Oser, a self-described "Realtor and a Gentleman" looks at the Google map and chuckles, "First of all, the address is not correct. Second, the home almost surely has water in the basement. Third, it's on the wrong side of the street if you want your kids to go to the school most local residents prefer. Of course, if you'd only been in the real estate business for a few years, you probably wouldn't know that."

In the real estate business "talk is cheap" and all agents sound the same, but if you are buying or selling a multimillion dollar home - or any home for that matter - in one of the affluent communities on the Main Line, you'd best find a Realtor who can make and keep promises based on their experience. So we went looking for a Main Line Realtor who had years in the business, who was up on the latest technology -- and most importantly -- who would cut through to the bottom line with us, without a lot of the syrupy schmoozing that seems to pass for "sales skills" now-a-days. That search led us to David Oser of RE/MAX Executive Realty.

Designations Galore
For over 20 years, David Oser has been buying and selling homes on the Main Line. His wall is plastered with "professional designations" that suggest he's fluent in the technical workings of the industry i.e. Brokers License in 1991, GRI (Graduate Real Estate Institute) 1991, CRS (Certified Real Estate Specialist) 1992, ABR (Accredited Buyers Representative) 1994, SRES (Senior Real Estate Specialist) 2000 first in Lower Main Line area,  SHS (Senior Housing Specialist) 2006 first in Pennsylvania, Green Agent Team member 2008.

Quite frankly, though, we were even more interested in the fact that he is a "professionally trained mediator."

"It's one thing to know how to read a contract," says Oser, who helped re-write the State of Pennsylvania Agreement of Sale, "It's another thing to guide and support buyers and sellers through the process which can effect people on an emotional level. I find myself juggling families' need to intellectually understand the decisions they are making while giving them the emotional space they need to make decisions that will affect their lives forever. I often end up mediating not just between myself and the other agent or my clients, but between all parties involved."

Community Knowledge
One of the things most sellers and buyers look for in a Realtor is an intimate knowledge of the communities where he or she works.  This includes not only the geography and housing stock in neighborhoods, but also the people of an area including the leaders and real estate industry professionals.  Oser has developed a reputation on the Main Line for being a Realtor that tells you what he thinks and does what he says he will do.

"I've served on ethics hearing panels, taught a lot of classes for new agents, and served as a Director with the Pennsylvania Association of Realtors," says Oser, "But it also helps that I've been involved with the high school renovation committee, community Town Watch, Board of Directors at my synagogue. In some ways I'm 'old school'. Nothing is more important than my reputation, and I never jeopardize it - no matter how big or small the situation is, or whether it is on a real estate transaction or a vote on a community issue."

"Integrity" and "Reputation" may not seem like a big deal, but we know many real estate agents who will advise their clients to take a deal based on "who the agent is" as much as "the price" because they know an agent like David won't manipulate them and their client during the other stages of the transaction which could make the transaction fall apart or become more costly to them.

Tech-Savvy Customer Service
Speaking of "old school," since David was the first Senior Real Estate Specialist on the lower Main Line and has authored a book about Senior real estate issues that is used nationwide, we wondered how someone, ahem, "his age" could be keeping up with younger more tech-savvy agents. "Technology," says Oser, "Is just a tool. It makes me more efficient, so I can spend more time working directly with my clients." 

Dave's use of the latest buying and selling real estate technology was the best we'd seen from any Realtor on the Main Line. These items are particularly important becuase one of the top complaints about Realtors is that they, "don't follow-up" especially once they have listed a home.  "I follow-up every week with all of my clients," says Oser, "And if I miss a week, I give them $100 per missed phone call at closing. That might even sound a little silly, but it's my way of putting 'my money where my mouth' is."

No-Pressure Contracts
Unlike many Main Line Realtors, Oser also has an "immediate cancelation clause," in his agreements. This means that buyers and sellers can hire David with no pressure of being locked into a long-term contract. "People often quickly get into a professional relationship with a Realtor that they soon find out simply doesn't work," says Oser, "Then they are pressured to stay in that relationship because of the contract. With me, a client can cancel our contract any time. This especially makes relocators feel comfortable about approaching me and asking for advice."
